Welcome to our Homeowners Association’s website. We are a community of 25 condominiums located off Barberton Drive in Virginia Beach, VA.
I created this site to help keep homeowners informed, engaged in our community and communicate more easily. This site is not affiliated with our management company or HOA Board.

The Board is not currently able to undertake this project at this time, it's an expense that the association is not currently able to pursue. This will require future planning. Let your neighbors and the Board know if you are in favor or not for future consideration.

Community Updates

Several Owners have shown concern over the monthly increase in HOA fees from $282 to $360.

After contacting the Water Dept., HRSD, and review of one water bill, the increased fees are explainable by an approximate 30% increase of water consumption, and utility tax increases. Sewer CCF increased $1.40 per CCF starting July 2018. The General maintenance fund was depleted with necessary repairs and needs to be replenished for future repairs in 2019. Details below:

Water usage - 30% increase
Budgeted $12,915 - actual $16,887 ($3,972 variance)
Budgeting $17,000 for 2019
Sewer usage & rate price increase - 126% increase
Budgeted $4,915 - actual $11,154 ($6,239 variance)
Cost per CCF (748 gallons):
January - June $3.97 cost per CCF
July - December $5.37 cost per CCF ($1.40 per CCF increase)
Budgeting $12,000 for 2019
General maintenance
Depleted funds went to new concrete and stair repairs.
Budgeted $2,700 - actual $11,154 ($10,039 variance)
Budgeting $13,000 for 2019 to replenish the funds.

I have received 1 water bill to review. On Dec. 18, 2018 I asked when the water and HRSD bills can be reviewed and information shared. I will update this site with the results when it's provided.
